Planning Renovations? Why You May Need an Asbestos Survey Before Starting Work

Asbestos Surveys Before Renovation | Atlas Asbestos Liverpool

Planning a Property Renovation?

Whether you’re renovating your home, refurbishing commercial premises or managing a larger construction project, there’s one important consideration that can often be overlooked: asbestos.

Many buildings constructed or refurbished before the year 2000 may contain asbestos-containing materials (ACMs). These materials can be hidden within walls, ceilings, flooring, roofing and other parts of a property.

At Atlas Asbestos, we regularly support homeowners, landlords, property developers and contractors across Liverpool and the North West with asbestos surveys and testing to help ensure refurbishment projects can proceed safely.

Why Is an Asbestos Survey Important?

Asbestos was widely used in UK construction because of its durability, insulation properties and resistance to heat.

Although its use was banned in the UK in 1999, asbestos remains present in many older properties.

When asbestos-containing materials are left undisturbed and remain in good condition, they may present a relatively low risk. However, refurbishment activities such as drilling, cutting, sanding or demolition can release dangerous asbestos fibres into the air.

An asbestos survey helps identify potentially hazardous materials before work begins, reducing the risk of accidental disturbance.

What Type of Asbestos Survey Do You Need?

There are two main types of asbestos surveys.

Management Asbestos Survey

A management survey is designed to identify asbestos-containing materials that could be disturbed during normal occupation, routine maintenance or everyday activities.

These surveys are particularly relevant for commercial property owners, landlords and those responsible for managing buildings.

Refurbishment and Demolition Asbestos Survey

A refurbishment and demolition survey is more intrusive and is designed to identify asbestos-containing materials within the areas affected by planned building works.

This type of survey is particularly important when undertaking projects such as:

  • Kitchen and bathroom renovations
  • Commercial property refurbishments
  • Office and retail fit-outs
  • Structural alterations
  • Major roofing works
  • Building demolition

The appropriate survey should be completed before work begins where asbestos-containing materials could be disturbed.

Where Might Asbestos Be Found?

Asbestos can be present in various building materials, including:

  • Artex and other textured coatings
  • Floor tiles and adhesives
  • Asbestos insulating board
  • Pipe insulation
  • Cement roofing sheets
  • Soffits and fascia boards
  • Ceiling panels
  • Garage roofs

It is not possible to reliably confirm whether a material contains asbestos simply by looking at it. Suspected materials may need to be sampled and analysed.
